It’s a pleasure to report that the Real Estate Market in Effort PA is one of the few areas in the County to see their average sale price rise this Month and also to end the year on a positive note. Their average sold price actually rose by 9.4% whereas the average sold price County wide fell 3.1%.

AVERAGE SOLD PRICE:

 

The Average Sold Price for homes sold in Effort PA was $119K, UP 20% from $100k for December 2013, and up from $115k for November 2014.

 

Foreclosures accounted for 60+% of the homes sold for the Month.

 

The Average Sold Price in the Poconos for December was $133k.

 

NUMBER OF HOMES SOLD:

 

The Number of Homes Sold in Effort PA was 9, DOWN 25% from 12 for December 2013 but the same as November of 2014.

 

The Number of Homes Sold in the Poconos for November was 226.

 

YEAR TO DATE STATISTICS:

 

The Average Sold Price YTD for 2014 in Effort PA is $136k, UP 9.4% from $124k for 2013 and The Number of Homes sold YTD for 2014 is 115, UP 26% from 91 for YTD 2013. Love to see this continuing trend in the Effort PA Real Estate Market Report.

 

Other Important Statistics to consider in the Effort PA Real Estate Market Report are:

 

The Absorption Rate dropped to 6 months. Very Good - Now A Balanced Market!

 

The Sale To List Price Ratio rose to 97%. Good!

 

The Number of Pending homes is currently at 4.

 

The Number of Active Listings dropped by 30% to 61. Good!

 

The Average Days On The Market dropped to 99 days. Good!
