When should I start my home search in San Antonio, Texas?

So, you've got a pre-qualification letter in one hand & list of homes in the other, how soon should we start looking? A good timeline to follow starts with your current living situation.  To time it perfectly with when your current lease ends if you are in one or the sell of your home.

If you have a good idea of what you want in a home (size, location, amenities, etc.) then "finding" the right one should be the easy part.  Once we find the home you love & get an accepted offer we usually can close within 30-45 days.  So, let's say your lease is up the end of  May, it probably isn't a good idea to start looking until mid April.  If you start looking in February or March & find something you love you could end up paying your rent as well as that new mortgage for a few months!  Not fun! Depending on the sellers situation  you might be able to extend closing out a bit or close on the home & lease it back to them for a bit.

There are a bazillion different scenarios that could play out with the sellers situation and yours.  Below is a handy-dandy calendar to map out your plan of action or call me & I can walk you through it!
