We saw the rental house online and we want it before we move to Texas!  Or.....We drove by and saw the house, can we have an application?  

Renters are subject to a competitive market with low rental inventory just like home buyers are in this market. They have missed out on lease homes that are coming up on the market to be gone by the days end!   

I understand their situation and empathize with it...but our policy is you must make an appointment to view the home first, then we will give you an application. Policy's usually there for a reason of something that has happened in the past which we have learned from. Leasing site unseen was definitely a learning curve for our brokerage. 

We have in the past leased rental homes site unseen and the home is NEVER what someone expected it to be by applying without viewing! There is ALWAYS something in the home that is not what the tenant wanted or understood something to be from a description on the listing. 

So learn from our past experiences and TRUST us that you should see the home before you turn in an application so you know what you are applying for!

I think buying or renting a home should be preceded by a viewing!  Pictures don't provide all the other information (is there enough light, are there any strange smells, is the home too close to power lines, etc).

Great policy, maybe this has only happened once or twice in the twenty years I have been a PM here in CT.
