When does one Take New Pictures for REO"s (A RANT)

Received a call from a client looking in an upscale neighborhood asking about a home and it is an REO I had sent them and wanted to view the property. Calling the agent who has the listings he said go ahead it is on a combo and the code is XXXX.

Wanting to be ahead of the game it was time to do a Competitive Market Analysis. This came ouy with a positive for the buyer as it was priced a little below the CMA. Looked at the pictures of the home and thought it was unusual to have furniture but maybe it had been staged.

Getting to the property early and wanting to see if there were any surprises was I amazed at no furniture, dirty rugs and walls were ready for Church as they were holy! Seeing the clients had arrived and explaining the situation and condition we went farther and discovered no furnace or water heater but the copper was intact.

This is not the first second and probably not the last that is supposed to be move in ready or have the rosy remarks that follow! When is it tims for new photographs or do we use the ones from before!

No surprises for me please.  Take recent photos it the only way to go.  It leaves a bad taste in the mouth of buyers and could cost the listing agent a sale.

Hello Ray,

At least with photos you can get an idea of the floor plan and rooms, but that agent should have posted updated ones.  

Right now, I am getting sick and tired of new listings with no photos...!

If something doesn't look like it did before, it's time for new pictures. I've listed property in February when trees were bare and had it rephotographed in late March when leaves were on the trees.

Raymond E. Camp -- what "worries" me is how many home sellers never take their agents "to task" for really bad photos (REO sale or not). I don't think enough of them actually ask questions or raise expectations.
