When you make a decision to buy a car the first thing you ask yourself is "How much can I afford to pay?"  and or  "How much do I want to pay?"  Either question requires you to do an analysis of your current spending against your current income.

Questions

It's no different and even more important to ask yourself these questions when you are thinking of buying a home!  Whether this is your first home and its going to be a 1 bedroom condo in suburbia, a studio in the city or a little ranch in the middle of a rural unincorporated area of your state - How Much and can I get a Mortgage are the prime questions that need answers!

Unless you are one of those lucky people that can pay cash and come from inherited wealth and your wealth manager agrees its the right choice due to tax reasons you will need a mortgage!  So go ahead and "window shop" to your heart's content on Realtor.com, Trulia/Zillow and the myriad of real estate portals that entice you with real estate listings but when you move from "kicking tires" to a serious buyer - make a call first to a mortgage professional - not an online calculator, or even an online mortgage broker unless they also have a local presence.

I am biased about what mortgage professionals to use for a variety of reasons.  I need to make sure that they can get the transaction to that closing table!  Without that reassurance that they can actually make it happen all our hard work in looking for the right house in your price range that meets your criteria will be for nothing if that online mortgage broker takes longer than the time on the contract or because of sloppy underwriting finds "something" in your  paperwork that makes you ineligible for a loan.

Not only will it make you upset, upset the seller and cause to professionals to wonder how they will be able to pay their own mortgages since real estate agents only get paid if they "close" on a transaction but more than likely you will have lost money on the mortgage application, home inspection, termite inspection, radon inspection, appraisal and even legal fees!

 

If you don't know any local experienced mortgage professionals don't worry!  I keep a list of professionals that my buyers have used in the past that have gotten them to the closing table and I would LOVE to share that list with you!  Give me a call and let's get this party started!  Before you know it you too can be in your own home having friends and family over to enjoy the game, a birthday celebration or a nice barbecue this summer!
