I know it's annoying to have a "2-hour notice required" on a listing. You want to know that you can show the property at the drop of a hat.  So do I, but...

There's a method to our maddness.

The sellers want a little notice, before our showings, so that we can make our way to the house, and either cage, or take the dog out for a walk.

My sellers have a dog that isn't exactly wonderful to strangers.  He's sweet and wonderful with his owners, but "doesn't play well with other", and we can't afford the bad press that comes with our doggie-doggie, who thinks he's bigger than he really is, mauling or otherwise, biting any potential buyers.

so, please allow for your slight delay... we don't want you to be bitten...

We'll call when we have an "all-clear"!

Gosh, Alan, 2 whole hours???  Seems reasonable to me, I have one of those dogs that doesn't play well with others and I would hate for someone to walk in on her sleeping majesty!

2 hour is well in line...I put a 24 hour notice preferred and call agent for shorter notice shows.  Seldom an issue!

Ha! 2 hours is very resonable!  We as inspectors have shown up to a house where the seller forgot to cage the dog. After a quick call to the listing agent assuring us that the dog is fine - we do try to enter and usually all is fine.  BUT you never know!

Alan - Wow, it's not like you're asking for 48 hours notice. I don't think there would be any problems with a 2 hour notice, and there doesn't even have to be an explanation for that.

Lenn - I think it's reasonable too... but as a buyer's agent I want my instant gratification... just like everyone else.

Jenna - seems reasoanble to me.

William - as a buyer's agent... I don't mind 24-hour notice, as long as I can get my imediate answer.

John - I wouldn't walk in unannounced to a strange dog, either.

Troy - I hate 48 notice.  While sometimes I can accommodate... some buyers need faster response.

The issue is the buying agent calling the listing agent while sitting in front of the house asking to bring in those special buyers that are in from Russia for the day

I have to admit I have called the listing agent for a last minute appointment while sitting outside of a house with my client. But I have only done that when I know the house is vacant. If the house is occupied, advance notice should be expected. Two hours is very reasonable.

Rose - I have no problem if I'm the agent sitting in front of the listing.  There's no harm in the "ask"...  the only harm is in being pissed-off, if they say no.

I think 2 hours notice for a showing of an occupied home is just common courtesy.  Plus I've been bitten by a dog once, I don't want it to happen again.

Bob - I have many listings that can show on a moment's notice... but 2-hours is a very reasonable request.

Two hours is fine!  I've run into houses that can only be shown on limited days within short time periods, or those that require 48 hour notice (and they are very adamant -- if you try to schedule 47 hours in the future, the answer is no!). Two hours is GREAT!

For an occupied home, some notice is just plain common sense!  But don't shoot the messenger - I always want the phone call from a buyer's agent giving my opportunity for a showing. Sometimes "no notice" is possible.

Alan, I don't think tow hours is too much neither especially with pets in the house, if all possible, I try to set up my appointments the day prior.

That is something I totally understand.  In fact, I try to make my show appointments at least the evening before a morning or midday tour.
