Answer: Home inspections can make or break a deal a real estate deal. If you are concern that your home may have loads of issues or real estate market is soft and buyers can be very demanding or may walk away then sure hire an independent home inspection!
Question: What are the advantages of hiring a home inspector prior to listing my home?
Answer: Inspector may be able to provide you with list of potential issues that may be reported by the buyers inspector.
However, you should be aware that home inspections are subjective. Which means if you hire 2 different inspectors they will have their own finds about good, bad and ugly list of items to be repaired in your home.
Question: What is my risk, if I hire an inspector?
Answer: If you do decided to hire a home inspector prior to listing, he/she discovers a material deflect in the house you will be liable to disclose this to potential buyers. Example your home inspector told you about a leaking roof you are obligated to disclose this to the buyers.
