 We are sometimes told by friends or past clients that their friend, neighbor, etc. listed their home with Realtor X and things are not working out as they planned....could we call them and suggest this...or analyze that....the answer is phoneNO...we cannot call THEM.....They CAN call us.

    This may happen more frequently at the end of a contract when Sellers do not want their house off the market but do not want to stay with their present agent.

 jumping  Agents may not call homeowners who are listed with agents during the term of their contract...it is referred to in "realtor language" as "jumping the sign"....calling the Seller before the agent's FOR SALE sign is out of the yard.

    Often it is the price that the first agent chose or the Seller chose and the agent unwisely we feel, listed the property for which was far above what the market indicated.  Now the trust was gone..and so was the listing....on to the reality of a price that the market will sustain. The house may have had a condition as well that the Sellers were not initially willing to address....from the cosmetic wallpaper to the peelinobstacle signg paint or new roof....that are now visible

obstacles to turning that "For Sale" sign to Sold.
