In February 2015 there were 144 homes sold in Oceanside’s 4 zip codes (92054, 92056, 92057, 92058), an increase of 16% from last month. Here’s the breakdown of overall activity.

Sales volume increased substantially in February for detached homes but dropped modestly for attached. 27% of the February home sales were cash transactions, compared to 30% last month. Average sale prices shifted down slightly for detached homes, and more significantly for attached.
Buyers, on average, negotiated 3 - 6% off asking price but some homes sold for more than the list price. The MEDIAN sale price of detached homes was $465,000 (up 1%), and $273,500 (down 1%) for attached/condos.
At the end of February 2015 there were 395 Oceanside homes for sale, the same as last month. This represents an inventory of only 2.3 months for detached homes (up from 2.2 last month) and 2.6 months for attached homes (up from 2.5 last month) based on the current rate of sales over the last 6 months – the Oceanside market remains competitive and a strong seller’s market.

In February 215 Oceanside homes came on the market, a decrease by 9% from January. The number of Oceanside homes going pending, however, increased, by 8%, from last month, with 176 pendings (excluding homes that actually sold in February).
