Still more rain, sun, cool weather, clouds, blazing hot clear blue skys – in other words – another mixed bag week. Today looks like it will be warm and sunny –

Nothing deterred the condo buyers and sellers this week as 5 new units hit the market and 2 others went into escrow. Take a look:

New Listings:

Sandpiper 107 is newly listed for $350K. The last sale was for $365K in 9/04. It was listed before from 6/07 to 12/07 for $464K and again from 1/08 to 5/10 starting at $419K and reducing to $249K when it was withdrawn.

Mauna Kai 4B came on the market with a price of $485K, having sold previously for $232K in 11/10 as a bank sale.

The Developers Nihilani 12A returned quickly to the market under a new brokerage after being withdrawn earlier in the week. It has a new lower price of $560K. This downstairs unit was listed before for $575K and previous to that, it was priced at $595K the first half of 2014.

Plantation 1622 is back on the market priced at $595K. The last sale was for $399,901 as a bank owned property in 8/12. It was previously listed from 6/13 to 10/14, starting at $579K and decreasing to $539K.

Alii Kai 6101 last sold for $192,000 in 12/00 and is now listed for $899K.

Back on the Market:

After going into escrow on 2/23, Paniolo 105 returned to the market still priced at $295K. The prior sale was for $415K in 7/05.

Cliffs 5308 is back on the market after expiring last week. It is priced at $649K and last sold as a leasehold unit in 2/04 for $347,375, converting to fee simple a few days later for $117,810.

Contingent:

Sealodge D5, with a list price of $449,500 found a buyer after 262 market days. The seller purchased this condo for $435K in 7/13. Villas of Kamalii 33 is now in escrow with a list price of $729,900. The prior sale was for $640K in 10/13.

Withdrawn:

The developer withdrew his last remaining Nihilani unit, 12A priced at $575K, after 309 market days, then re-listed with a different brokerage. Cliffs 7203, which was purchased for $440K in 5/03, was withdrawn from the market after 97 days priced at $695K. This is a 4 bedroom / 4 bath unit.

Price Changes:

Alii Kai 9D went from $389,900 to $382K. It last sold for $107K in 10/98. Puamana 12A is now $485K down from $495K. The seller purchased this townhome for $371K in 1/13.

Cliffs 5308 is priced at $639K, down from $649K. The last sale was for $347,375 in 2/04 for a leasehold property which converted to fee simple a few days later for $117,810. Alii Kai 3203 reduced from $725K to $699K. The last sale was in 7/97 for $179K.

Now on to your Princeville Kauai single family home update. If your home was on Kamehameha, it was the week for you as the only real activity of the week were two Kamahemeha homes going into escrow:

Contingent:

3907 Kamehameha is now in escrow with a price of $824K. This home sold for $380K in 10/98.

Also in escrow on Kamehameha is the short sale at 3925, which quickly found a buyer while priced at $1.150M. The previous sale was for $1.585M in 7/05.

Withdrawn:

4123 Kekualike was withdrawn after 313 market days priced at $748K. The last sale was for $260K in 1/98.

There are many wonderful things to love about Kauai – One that I’d like to mention is our own Dr. Scott Sims, DVM, who cares for all the animals, big and small, not only on Kauai, but also on other Islands, getting there in the airplane he built. His new series “Aloha Vet” is simply amazing and truly depicts the varied and busy life he leads as our animal caretaker.

He is always on the go, headset firmly in his ear, usually coaching a frantic owner while doing ultra-sound or something similar on a tranquilized horse/cow/pig/dog….promising to get there as soon as possible. Most men cannot multi- task but Dr. Sims is not “most men.” For all his rushing around, he is never rushed when caring for your animal and gives each one the love and attention they deserve.

He has his own Facebook page, Scott Sims Aloha Vet as well as Twitter under AlohaVet. His show airs on NatGeo Wild – check it out. I love Dr. Sims and am so appreciative for all the times he has been at my side when “horse help” was needed.
