Information below is residential data for the four lakeshore real estate subareas in Allegan County:

H20 - Laketown Twp, City of Holland south of 32nd St, Fillmore Twp west of M-40

H23 - Saugatuck Twp, City of Saugatuck, City of Douglas, Manlius Twp west of 58th St

H27 - Ganges Twp, Clyde Twp west of 56th St, City of Fennville south of M-89

S93 - Casco Twp

Sales volumes decreased very slightly in the four subareas we track, from 20 total in Feb 2015 to 19 in Feb, but of that 19, 11 were in H20, still the hottest of the subareas we track.  The quantity of available properties increased (2.5%) from Mar 1 to Apr 1, however, I believe the quantity of homes for sale is fewer than we have seen in recent years.  The median sales price of homes offered for sale stayed more or less the same in H23, and H27.  H20’s median list price fell from $324,900 in Feb to $299,900 in Mar, still higher though than the median list prices we recorded in Nov-Jan.  H20 remains a hotter market than the other subareas we track with 11 properties of the available 47 selling.  That means that around 23% of the inventory sold there, higher than in any month Dec-Feb.  Comparative numbers for H23 are 6 of 147 (4%), slower than Feb’s 5.6%, for H27 1 of 43 (2%, same as Feb), and for S93 1 of 37 (2.7%). 

In previous months there was a significant split between the prices of what is on offer and what sold, in all four subareas.  However, this was not uniformly true in Mar.   Sold prices were 78% of list in H20, and 35% of list in S93 – but this latter was on a single sale of a bank-owned  property.  Sold prices in H23 and H27 were a healthy 132% and 137% of list.
