How do you sell your Multifamily Apartment Building on Oahu in Hawaii when you are ready to make the move?

Below are some points to ponder when planning.

  • 1> Walk outside of your property as if YOU were a buyer and write a list of what you can do to economically make improvements for curb appeal, when a potential buyer would drive by.  Go across the street and visualize from the buyer's eye.
    • a)  PAINT - For a great return on your investments, paint is cheap.  You can go to your local home improvement or paint stores to shop for the 'return merchandise paint'.  For small jobs, I've purchased 5 gallons of paint in this section for less than $8 a gallon.
    • b) REPAIRS -  For repair supplies, you may save by going first to the recycle or re-purpose outlets, such as "Re-Use Hawaii" and "Habitat for Humanity ReStore".

  • 2> Termites - are the number one problem for buildings that have any kind of wood.  This would be a positive sign to buyers if you have a TIR (Termite Inspection Report) completed or treatment prior to selling.
  • 3> Roof - have any warranties ready or a report by a certified roofing contractor.
  • 4> Your Tenants must be educated as to the process of the sale and that their leases will not be affected. In Hawaii, the Landlord Tenant Code reflects that it would be advisable to keep them in the loop via written communication.
  • 5> Pricing - accelerate your property's time on the market by asking Bruce to do a comprehensive evaluation of the price in order for it move in the market.

Although this is not in any way comprehensive,

 A> Rent Roll

B> complete Inventory List 

C> copies of each lease agreement, property condition statements and any other accompanying documents 

D> possible Estoppel agreements from the tenants 

E> Lead Paint, Hazardous waste, Asbestos disclosures 

F> a Seller's Real Property Disclosure (SRPD) 

G> Environmental Disclosure (Bruce can help you with this)

Thanks Lenn Harley the 7 unit building in the top photo, we listed and got multiple offers within 10 days.  It's scheduled to record Mid May.  The 10 unit building (studios) we listed last year and got that sold within 1 month.

Bruce, not your first ride on the rodeo I see.

When it comes to rent history and rent rolls, I sure prefer from a 3rd party.  Recently, I had a seller send me his, in a Word document.  That doesn't have the same level of credibility for me, or my buyer.
