Everybody has a friend who does . . . You name it.

Everybody has a friend who does . . . . You name it. You know, he's a carpet-layer, a plumber, a carpenter, a mechanic, a handyman, an electrician, etc. When a problem arises, or a need comes up, call the friend, or the friend's friend who does XYZ on the side. You'll get your job done, and you'll save money.

At least, that's the theory. One of the reasons I send an electrician through every home I sell is because of the friend, the friend's friend, the uncle, the neighbor etc. When I sell a home to a client, I want to know that he/she will be safe from those past workers and their handyman skills. That goes double for electrical wiring.

Your  friend may cause your basement to flood by his incompetent plumbing work, but he is unlikely to kill you in the process. But, the friend who dabbles in a little electrical work on the side sure can kill you and your entire family. I dropped by a client's home Wednesday to check on an electrical issue he found while tearing out some drywall.

In nearly 45 years of doing electrical work, I've only seen a rodent destroy one wire. I find that a little surprising, but that's it. So, when I see something like I found at this house, it is obvious that it was done by a human and not by a squirrel or a mouse.

Someone, some past homeowner, friend, friend of a friend, uncle Vinny, you name it, had pulled wires through a rough place in the wall and in the process they pulled the insulation off the wires. Rather than fixing it, they separated the wires sufficiently to keep them from arcing and then they insulated and put the drywall up.

No problem, right? Maybe, maybe not. If a squirrel had gotten into that area and touched those wires, he could easily have electrocuted himself and while his smoldering carcass was lying against those bare wires he could have caught fire igniting the exceptionally dry materials in this vintage home.

It's important that you use competent professionals when you're life is on the line. You wouldn't let someone take out a kidney just because he had gutted a deer and knew what a kidney looked like. Why would you allow someone to tinker with your electrical system just because they could install a car radio?

Go with the pros, and even then, look at everything before the insulation goes in and the drywall is in place. Take pictures so you can refresh your memory as to where things are if something goes awry. Safety is your responsibility. Always make sure you're aware of the work that goes on in your home. It may save your life.

Love the photo of the wiring job. Indeed done by a two legged squirrel.

Some of those Handy Homeowners should really hire a professional. My dad did everything around our house, but always hired an electrician for electrical work. He knew his limits and his concern for safety outweighed his desire to do it himself.

You make a very good point about the electrical.  I think we all tend to view our job to some extent from our own backgrounds.  I am big on CLUE reports.  Coming from insurane I understand that certain types of water losses are prone to repeat.

My husband has a saying - we all have things we are good at.  He is good at calling people that are professionals in their field, and leaving the work to them.

I follow his lead and also call on the pros, and advise my clients to do the same.  Heck, I think it might be fun to fly an airplane, but it's probably best to leave it to the pilot...

Mike, you are so right about the handy man thing. When it comes to electrical stuff, we do not fool around. Too much is at stake-and you really dont want a smoldering rodent carcass in the wall of your house-yikes!

We all know someone who can "fix" things, and it seems like we all know someone who can mess it up!

Went to put a new garbage disposal into my mother in laws home...and the old one was direct wired to the breaker box... by a licensed plumber according to my MiL.  Of course new disposals have a built-in three prong plug.

Then I went down stairs and put a 48"down pipe on the popoff valve on the water heater that a licensed plumber had "forgot" to put on when he installed the WH a few years back. He was supposed to come back but never did.

Yah...there are many wanna be professionals out there...and just because they have a license does not mean they are either!!

Mike, oh, GEEZ, is this ever TRUE. I just met with clients about listing their home and they had to fire their first "local guy" when their home flooded and he did repairs. Then they told me about a sister-in-law's friend who was going to come out (back in August of last year!!!) to finish plumbing a very small sink. NO brainer, except that he STILL hasn't done it. He claimed that he was going to come out this weekend, but they were going to be there. Yeah, right.

As to the squirrel, I think they're smarter than some humans!! And I certainly don't want to be thinking about one dying and burning...that makes me very sad.

There's NO such thing as a free lunch - and this is never more true than when people think they can get skilled results at unskilled rates with no worries about the consequences.  Come to think of it, many people think of Real Estate Professionals the same way.

And if someone uses an unlicensed contractor for licensed work and a fire or flood occurs, homeowners insurance could deny the claim!  I seldom see anyone refer to this, a pretty big deal!

I rely upon the home inspector to ensure the property is safe and free of hazards. If any issues arise, it's the seller that must resolve the issue with a licensed contractor.

I find that homes built in the 70's seem to have a lot of this going on Mike Cooper. More recently, the flippers have had some ingenious ways to get around whatever blocks their way. It can be scary for sure.

It's OK to try and save a little money, but not on something that could put lives in danger.
