I did a real estate market analysis for select cities and townships in Livingston County, MI for the price range $100,000 to $200,000 which is very popular for first time home buyers. 

 

This analysis includes the following cities and townships in Livingston county, MI which I have found to have the most sales:

 

  • Downtown Brighton
  • Brighton Twp
  • Genoa Twp
  • Hamburg Twp
  • Hartland Twp
  • Downtown Howell
  • Howell Twp
  • Marion Twp
  • Oceola Twp

 

Sales Prices in Livingston County, Michigan

 

From the graph above you can see that the average sales price is highest in Hartland, MI with $180,000 and lowest in Howell Twp, MI with an average sales price of $152,585.   Again, this is for price range of $100,000 to $200,000 for homes sold from Jan. 1, 2015 to April 30, 2015.

 

 

Real Estate Inventory in Livingston County, MI

 When we look at the number of homes available in the price range of $100,000 to $200,000, we see from the above graph that Marion Twp has the least with about 2 months of inventory and Oceola Twp the most with 9 months of inventory as of April 2015.

The above graph shows us that for price range $100,000 to $200k Hamburg Twp had the greatest sales volume from January 2015 to April 2015 in this price range.  Hartland Twp had the lowest number even though it has the highest average sales price in this price range range for Livingston County.

The above graph shows us that the sold price is close to or the same as the list price for houses in the price range of $100k to $200k.  What that means to sellers is that you need to price your house right so that it sells and buyers needs to make an offer at list price if the comparable solds show that is the true market value for the home.  Buyers in the price range of $100k-$200k should not expect a "bargain" or huge discount off the selling price unless the house is grossly overpriced.  We are seeing multiple offers and "highest and best" for some homes in this price range especially if it is priced right, in good or better condition and in area where inventory is low.

The highest is Hartland with 86 days and lowest is Brighton Twp with 20 days and then downtown Brighton, MI the next lowest with 25 days.
