Has anyone ever asked you at a listing presentation, “Why should I list with you?”  There are many agents wanting to list my home.  If you cannot answer that question quickly with certainty, the presentation is over.  What a seller is asking here, is what make you different from all the other agents, I have interviewed?

 

It definitely is not about being or claiming it the best.  Every top agent can claim to be the best. You have to claim something no one else can claim. Words like integrity, computer savvy, top 1% in the company, mean nothing to the seller, many can say claim it also.    It does not differentiate you.  It just defines you as more of the same. 

 

For example, focusing on a niche that is dear to you, like historical homes, and learning every aspect of this area of specialization will make you stand out.   This increases your likelihood of getting this type of listing, because you will gain the reputation as the expert.

 

You have to claim something that is going to stick in the seller's mind and want you to represent their home.  One of our clients is one of the top agents in her marketplace: she regularly makes the Wall Street Journal’s top 100 list, as do three other agents in the community. 

 

She is known for specializing in a neighborhood, which others can claim also. When she is asked, why should I list with you?  Her answer is, “I have sold more properties in this neighborhood than anyone else in town.” 

 

Checkmate, the game is over.

It's a  good question, good post.  I inform sellers of my experience and negotiation skills.  I'm not flashy but down to earth.  A few years ago I beat out 4 other agents for a listing.  After the seller signed the contract with me, I asked  them why they picked me.  They said they felt confortable with me and the other agents were too boastful about their sales.  I guess, each seller is looking for different styles.

Great topic and post.  I believe that people have to want to do business with you.  Some of that is through personal connection, some through belief that you can do the job as promised.  No matter how bad I want a listing, I try to remember that it's not about me.  It's about them and they need to feel that from me.  That, and being prepared, calm and honest at all times.

Great blog topic.  I agree, it helps to have a specialty.  But a seller can interview a few agents that specialize in a particular area.  I think the response should also include something along the lines of.....selling a home can be an extremely emotional experience. besides being an expert in the area, you want someone you can trust, that you are comfortable with, that will be with you every step of the process...pick an agent who you WANT to work with who can give you the whole package.

Once I've made my presentation to the Seller and we've taken time to share their needs it is a very "rare" occasion that a Seller even asks that question. Usually they just say, "Okay so what's Next?" And you know my answer is, "Let's start your paperwork and get this house listed and sold!"

Ron and Alexandra - I understand how during a listing presentation you need something that makes you stand out. However, only one person can say they have sold more homes in that neighborhood than anyone else. What if you are not that person, or what if you are a new agent? There has to be something to differentiate yourself from others that is more than just total sales. There will always be someone who has sold more homes than you.

I think one great advantage that hasn't been really discussed is simply that you will communicate on a regular basis. I can't tell you how many folks I pick up for the second round all due to agents that don't communicate

Great advice, I honestly in 6 years of real estate have never been asked this, I think my brand is already different in the professionlism to so many it makes me stand out. 

You really got me thinking about this though and the nitche area is a great idea.

The same thing applies to home inspectors.  In Florida, you can be a licensed inspector without ever having inspected a home, yet to many, one licensed inspector is the same as all the rest.

 

You have to be able to show how you are a better choice.

I simply tell them no one will work harder or care more about getting their home sold than me.   I also tell them that I am willing to take on less clients, so I can spend more time getting their home sold than other agents do.

I was surprised that the seller whose house I put under contract in 7 days said that they were impressed by my Powerpoint presentation that led them to give me a 5-star rating on Zillow and commented that I was a computer-savvy agent.  I guess some agents take it for granted that sellers only care about the bottom line so they just bring a pad of paper and pen during the listing presentation.  What you've mentioned on your post makes it a true statement that all agents are the same when it comes to claiming who they are.  Having to present yourself as different as possible from other agents makes you the winner.  Intensive study on the comps and the subject property as well will make the seller more curious about you and how you will differentiate your home from others.  That is what will make them very interested in you!  They are no longer interested how you market online because everyone can do it.

Sellers need to understand that all agents are not the same.  While most agents have access to the same data and many of the same tools it is the whole package - knowledge, marketing plans, experience, availability and process management skills that separate me from others.

Great post! I agree with Troy, It really comes down to how the Sellers feel about you, or how you make them feel, numbers and presentations are nice but if they feel good about you sometimes they dont even look at the presentation which has been my experience.
