This week’s report on home values for Mission Viejo and surrounding areas homes is prepared by a Mission Viejo Realtor Tim Lorenz. The report shows the Orange County Median Prices for resale homes were up 5.7 percent, for new homes up 3.7. percent and for resale condos up 6.5 percent. The sales volume is up for resale homes 17.2 percent and up 18.5 percent on condos and down 19.3 percent for new homes.
- Mission Viejo Zip Code 92691 sales prices are up 4.4 percent and the sales volume is up 16.3 percent.
- Mission Viejo Zip Code 92692 sales prices are down 3.0 percent and the sales volume is up 56.5. percent.
- Aliso Viejo sales prices are down 4.0 percent and the sales volume is up 14.0 percent.
- Laguna Niguel sales prices are up 21.0 percent and the sales volume is up 14.4 percent.
- Rancho Santa Margarita sales prices are down 2.2 percent and the sales volume up 24.0 percent.
- San Clemente Zip Code 92672 sales prices are up 9.3 percent and the sales volume is up 52.6 percent.
- San Clemente Zip Code 92673 sales prices are up 5.4 percent and the sales volume is up 50.0 percent.
Again we are seeing this week in the numbers is the increase in the numbers of properties coming on the market. When you have significant increases the values usually drop significantly. I really do think the market has changed and it is becoming less of a sellers market.
