Gladden Farms Marana Market Snapshot
In the sprawling neighborhoods of Gladden Farms, 56 homes are currently on TARMLS, with three new construction, the rest resale of existing properties. For this blog report, I did not factor in short sales and foreclosures since market conditions have improved substantially.
Of those 43, 21 are ACTIVE and for sale, 10 are under contract and Active Contingent, and 22 have sold in the past 90 days.
Of those sold, average days on the market were 58, but some were on as long a 206 days, and two sold in four days.
Average sold homes were priced at $186,482 with a high sale of $257,000 for a property just under 2700 square feet. Three sold with pools. Of interest, homes sold for 98.81% of list price, so that tells us that homes priced to sell are selling for very close to list price.
There is a small discrepancy between average price per square foot of those that have sold, ($98.05) and those that are currently listed for sale. ($96.51)
If we further analyze those properties that have sold, only 7 were 2100 square feet or larger. It looks like smaller properties are in higher demand for Gladden Farms. An interesting parallel shows us that of those actively for sale, 14 of 21 are over 2000 square feet in size.
Those most currently under contract-- 60% were under 2000 square feet.
So in a quick summary, folks looking for a non-distressed property in the area of Gladden Farms can expect to pay between $145,000 and $174,000 for a home under 2000 square feet. Available homes in all sizes at this printing range from $147,999-$269,900.
