I received one of my favorite type of emails a few days ago--a past client is moving to a new city, and after saying "Yes" to the move her thoughts turned to listing her Torrance home. It's rewarding to know once again, Josh and I were their top-of-mind real estate agents. Three years ago we sold the property to them and it is their very first home. They were referred to us by a mutual acquaintance and we spent many months showing them property before they found "The One." They thoroughly enjoyed living in the three bedroom house, but decided the time is right to make their next move.

People often contemplate a move for many months before they make the final decision to move. However, once the decision is made they are anxious to start the process. My clients want their home on the market in time for a Sunday open house. One of her first questions was, "Can you even list a house that fast?" My answer, "Yes, we can!"
Fortunately, we are familiar with the property and the improvements our clients made. Thanks to digital photography we will have photos on the Multiple Listing Service and out to a "zillion" real estate sites. We have a five-page checklist of Internet marketing steps we adhere to for each Charlemagne Int'l Properties listing. Our behind the scene (and screen) website and Internet work ensures buyers can find the properties we list. We prefer to have a week to put our marketing techniques in place, but with a little midnight oil and a clear plan we can accomplish it in the four days we have.
Since the time we will need to spend preparing the property for sale is minimal (the owners are clearing out clutter and engaged in a cleaning marathon as I write this), my attention turned to pricing the property. After a thorough review of recent sales and sending a market analysis to the seller for their review, we were $1,000 apart on value--what they want and what I know it's worth are in sync. It's always such a pleasure to work with savvy sellers who are aware of the real estate activity in their neighborhood. With value and list price established it's on to taking top-notch photos for online and Multiple Listing Service use.
Most properties now make that oh-so-important first impression online. If the photos do not make a prospective buyer pause and peruse, chances are they will not set an appointment to view the home. Property photos must capture a buyer's interest the first time they see them. Chances are your property will not get a second chance from that particular buyer. Poor photos can cost you many showings and potential offers. Yes, the photos posted of your property are that important.
There are property descriptions to write, flyers to design and forms to complete. The list of boxes to check off is long, but with the preparation, pricing, photos and marketing in place we are confident it won't be long before this property is wearing a Sale Pending sign.
