Laurelhurst-Windermere’s real estate markets continues it’s late summer slump
This week:
The median list price this week for the Laurelhurst-Windermere area is $775,000 down from last week’s $807,500. Inventory is up and the Market Action Index (MAI see below chart) is trending down recently. While days-on-market appears to be trending lower, the overall conditions are weakening a bit.

Supply and Demand
In the last few weeks, the market has been at a stasis point in terms of sales to inventory. However, prices have not yet stopped falling. Technically supply levels indicate this a Seller’s market so its likely that the downward pricing pressure will be light or variable. Watch for an up-shift in the MAI before price stability is achieved. ince the market is already in the Seller’s zone, expect prices to level off very soon. Should the sales trend continue expect that prices could climb from there.
Price
Again this week in the Laurelhurst-Windermere area we see a downward notch for prices. Pricing has been weak in recent weeks and versus their absolute-high level. At this point, we will be looking for a persistent upward shift in the Market Action Index as a leading indicator for a trough in prices.
