Do you always do a Buyer PreClosing Final Walk Through with your buyers? Why or why not? As the listing agent do you ask for a signed Buyer Preclosing Final Walk Through from the Buyer's agent?
Yesterday I met my buyer at the house he is purchasing for our PreClosing Final Walk Through. I arrived at the house with the agreed upon repair request and receipts for work performed. As I walked into the house and turned on the first light - no light. Next light turned on - no light. Then I noticed I didn't hear the usual hum of the Air Conditioner running (yes, it is still over 100 degrees here in Phoenix and the week's forecast shows no sign up letting up).
As part of a final walk through I encourage my buyers to turn on all appliances, lights, flush toilets, etc. and whatever else they want to do to confirm the house condition is the same as when their offer was accepted on the house. They also need to verify the repairs are completed to their satisfaction. One of the items on this repair list was a nonworking pool light to be in working order. Since the house was vacant when we first looked at it, it was in the same condition other than the repairs.
I called the listing agent who called the seller. Apparently the seller has a electric meter on the house that allows the occupant to "pay as you go" for electricity. This allows the occupant to monitor electric use and add money to their account as needed. The seller thought he had enough money on the electric meter to take him through closing, but apparently not.
Luckily the seller was able to come over to the house, load funds on the meter and Ta-Dah! We had electricity. So far so good. We then asked seller to demonstrate the pool light. Pool equipment can vary and he was very willing to share information on the pool and house with my buyer. Unfortunately the pool light did not work. The seller (coincidentally a licensed electrician) was able to check out the light and discover it was only a burned out bulb, but the light is fully functional.
We completed the rest of our walk through and all was well. Sometimes buyers don' t think they need to do a final walk through. My job is to ensure their interests are fully protected throughout the entire transaction. This includes verifying repairs are completed and nothing has changed in the house (were appliances left as agreed upon, trash removed, etc). It is much easier to correct issues before closing than after closing.
