STAGING....MAKING THE BEST PRESENTATING

LOOKING TO OPTIMIZE YOUR HOME... STAGING IS THE WAY TO GO:

To make your home it's most presentable, you might want to think about having it professionally staged by someone that has a trained eye.  This is where your home would be in the most presentable condition, where the furniture is situated in the best possible position, to make it appealing to home buyers.  This isn't a costly procedure, nor one that is difficult to do.  Some even bring in Feng Shui specialists that have an objective eye and arrange items for that "right karma". To get an idea of what staging is all about you might look into visiting  a model home, going to an open house for new construction, or talking with your agent about it.

OTHER CONSIDERATIONS FOR THE SELLER TO THINK ABOUT  WHEN IT COMES TO STAGING.

1)  Make sure your home is always clean and presentable.  You might think about hiring someone initially to do the heavy stuff.. cleaning storm windows, shampooing rugs, painting, etc.  Then it is always a good practice to touch up these items before a potential buyer comes to see your home. Take an extra few minutes to vacuum to get rid of the pet fur, or dust.  Some sellers have even gone to the point of  burning candles.  Vanilla, and apple scents work the best.  Most other scents have been found to turn off buyers.

2)  Remove items that can create clutter.  Less is always morePacking up unnecessary items not only gives your home more space, it will also get it out of the way of doing later, so why not get a head start.  This also gives the potential buyer the opportunity to imagine their furniture in your home.  I would also recommend, packing up those pictures of family, friends and your pet dog/cat as these tend to distract buyers.  Put religious items away as well.. not knowing who is coming in to view your home, this could offend potential buyers. 

3)  One thing about staging is to have everything look picture perfect.  So you might need to repair or replace little items, such as door knobs.  Replace batteries in door bells, fixing plumbing problems, weeding gardens, and picking up dead branches in your yard is also a plus.  Most mechanical items will be picked up by a home inspector, so why not take care of it now, and remove it from your plate to do later.  After all you have a lot of other things on your mind... like moving to your new home.

4) Remember staging can be fun... enjoy the process.

Valerie Staging is a huge plus for any house, and can definitely be a big factor in how long a house takes to sell.  It is well worth the money if the Seller can afford to do it.
