In September 2015 there were 212 homes sold in Oceanside’s 4 zip codes (92054, 92056, 92057, 92058), down 10% from last month. Here’s the breakdown of overall activity.

 

TOTAL HOMES SOLD

212 (down 10%), 40 Days on Market, Ave. Sales Price $444,916 (down 3%), Ave. sale 97% of asking price

Detached Homes Sold
131 (down 9%), 37 Days on Market, Ave. Sales Price $511,410 (down 19%), Ave. sale 97% of asking price

Attached Homes Sold,
81 (down 7%), 44 Days on Market, Ave. Sales Price $337,376 (down 1%), Ave. sale 97% of asking price

 

Oceanfront homes for sale in Oceanside CA, and Oceanside luxury properties for sale

 

Sales volume decreased in September across the board. 16% of the September home sales were cash transactions, compared to 23% last month. Average sale prices also shifted downwards across the board with a modest increase in days on market.

 

Buyers, on average, negotiated 3% off asking price but some homes sold for more than the list price. The MEDIAN sales price of detached homes was $465,000 (down 3%), and $292,688 (up 3%) for attached/condos.

 

At the end of September 2015 there were 391 Oceanside homes for sale, a 3% decrease, the second consecutive decline. This represents an inventory of only 1.5 months for detached homes (down from 1.6 months last month) and 1.8 months for attached homes (down from 1.9 months last month) based on the current rate of sales over the last 6 months – the Oceanside market remains very competitive and is a strong seller’s market.

In September 236 Oceanside homes came on the market, a slight increase over last month (230). In contrast, the number of Oceanside homes going pending decreased, by 5%, from last month, with 181 pendings (excluding homes that actually sold in September).
