Poor Photos Do the Seller a Disservice
I often get asked by people in the public as to why the photos online are so poor. It is generally followed up by Why does any agent think we will want to see a house when they look so bad in the listings?
When I hear these types of questions I use the opportunity to ask what they would like to see different and how they think it should be done. The answers give me insights into knowing how to present my listings at their very best online and hook my buyers.
Here is a list of some of my pet peeves of poor MLS photos:
- Blurry photos
- Crooked photos
- Poor lighting
- Cars in the driveway blocking house
- Pets and pet supplies in the photo
- Toilet seats up
- Door frames taking up half the photo frame
- Shooting into the sun
- Not using a wide angle lens
- Poor color and not photo enhancing
- Standing in the middle of the room instead at the far edge or just outside of the room shooting in
- Not taking time to turn on all lights and do a little on the spot staging.
- Shooting into the back of a piece of furniture
- Not getting the whole room in the shot
- Refrigerator magnets or the TV on in the photos
To answer the question about why agents post such poor photos in MLS takes a little thoughtful analyzing. It may be laziness. The agent may be too busy to take the time to take good photos or doesn't know how and doesn't think it is important to learn. They may not want to spend the money to hire a professional to do it right. They may think they took good photos and find out when uploading they are poor and not want to take time to go back and do it right. Now that would be lazy!
Maybe they have an assistant or associate that took them and didn't check how they looked online. That is unacceptable and a disservice. Sellers deserve better and expect more than this and so do the buyers looking online. When members of the public see this it gives our whole industry a black eye and especially that agent and brokerage.
Either learn how to take great photos or find a professional to do it for you. It takes practice, skill and good equipment and the desire to want to do it the right way. These tips will help you learn to take better photos.
