Final walkthrough: Good for the Buyer, Good for the Seller

A final walk-through is the buyer's opportunity to:

•1)      determine that the home is in visibly the same condition as it was at time of executed contract.

•2)      ascertain that agreed-upon repairs were made satisfactorily

•3)      verify that the items to be conveyed are in the residence

•4)      insure that no trash or personal property was left onsite

 

The seller benefits from having peace of mind. The best outcome is when the buyer has a satisfactory final walk-through. If not, there is generally opportunity to rectify the situation and resolve any issues prior to closing.

I also gives the seller one more document from the buyer stating they inspected the home and accept it in the current condition.

I agree Vickie!!  Final walk throughs are very important.   I always encourage them for the peach of mind that you mentioned.  My last closing I had a problem with #3.  We walked in and there were some things missing that the Realtor had included in the listings in error.  Luckily, we were able to work it out at the closing table and all was well.  It would have been a mess if it had not been noticed until after everything was over and the buyer was moving in!
