Dutchtown Villas Geismar Home Prices Gain 1 to 6 Percent in 2015
The Average Sales Price in 2015 has been $198,542, median sales price $199,900, average sales price $123/sf for the average home size of 1,659sf. That's a $1.00 per square foot jump from 2014 or 1% (rounded) increase Year To Date as of 12/24/2015. Homes as low as $121/sf to $128/sf, from $189,000 to $209,000 (home had extra, extra large lot). And, this is based on 7 sales, which indicates a solid up trend. Average days it took to sell a home was 78 days with homes selling from 7 to 197 days on the market. Homes generally sold for 98 percent of listing price or a 2 percent discount off listing price.
So, while sold price per sq. ft. only gained $0.82 cents or $1.00 rounded, median sold price gained $11,400 or 6%
In 2014, the Average Sales Price was $187,900, median sales price $188,500, average sales price $122/sf for the average home size of 1,545sf.
What's Surprising About Dutchtown Villas is the sheer number of homes for sale in this relatively small 47 lot development. There's 5 homes for sale with one of those under contract. It's been my experience in 2015 with a limited supply that it's very rare to see this many homes for sale within such a small development.
NOTE: 12327 Dutchtown Villa Dr, listed at $196,900 or $114.08/sf as having 1,726sf "living area" does not actually or legally have 1,726sf. Per GBRMLS when new, it has 1,608sf and in 2015 has a floored attic being accessed from inside garage and is not legal living area (quality certainly doesn't match original home). From a professional Home Appraiser's knowledge of national ANSI standards for measuring homes, the extra 118sf is not "living area". At $196,900, the correct listing price per sq. ft. is $122.45/sf.
