Well phooey - I was kind of hoping that you'd have some background telling why this isn't true but I guess I understand that this is a good call to action for people to call you :-) 

Meanwhile, I totally agree with you and sometimes it's hard to change the mindset - our first time homebuyers get nervous about everything and often don't have professionals - like you and me - or lenders that aren't intimidating to turn to.

Susan Jacobsen - I personally believe these folks have the idea they can not afford the payments and or the down payment to buy a home. Many younger potential buyers have large school loans to payoff plus car loans. In addition, a large number want the flexibility to move to another area or state and not be concerned with selling a home.

Here we get a lot of this and most of them actually can afford to buy a home. There are a few who just can not and I feel so sorry for them.

I know a few millenials, but I've not seen this with them.  Of course, they have good jobs, got a full ride academic scholarship to a top schools and are not the typical "I want a free everything because I'm entitled to it" person you see "occupying" college.  They also have "STEM" degrees that are in demand, NOT liberal arts.

So many first time home buyers are millennials.  Sadly, a percentage of them are saddled with student debt.  What I have noticed the last couple of years, is there is a shrunken inventory, and a market that has a high population of cash buyers. Investors have been out in force.

I have found that first time buyers often have better luck purchasing a new home.  The advantage is there doesn't seem to be as much investor activity there.  Also, a new home usually comes with a warranty, so you don't need to worry about major systems in the home, or the roof going bad for a few years.

Hi, Bob. I have run across so many buyers like this. I talk with them and send them to a lender that is so great. A lot of them have been surprised at what they can actually do and several have only had to do minor things to fix their credit. I've sold a lot of houses by talking with people that don't think they can buy a home.

Bob, I hear the same thing, and then they call a lender and find out differently!   If they are paying high rents, a mortgage could very well be a better decision.
