As markets regain normalcy across the nation, agents have happily opted out of the short sale and distressed sale space in droves. Can't say I blame them. Residential short sales are some of the most complicated real estate transactions an agent will ever do. 
But my associates and I are really good at it, and so will stay the course in 2016 and continue to serve this niche.
As I understand, short sales and other distressed sales have always been around and never been an easy row to hoe, but the avalanche of such transactions over the past several years severely tested the limits of agents and lenders alike.
Still, I've spent several years building the Best Atlanta Short Sales brand, and while I will also court a more traditional niche, I will continue to offer specialized information and services to short sellers.
When I entered the industry in 2008 the real estate value slide had just begun. It was a great time for my buyer clients, but nearly every potential seller I talked to had suddenly become underwater in their mortgages and couldn't sell unless their banks agreed to short sell. One of my first training investments was spent on the best available knowledge, systems and techniques for getting short sales approved. Niche-ing my content to distressed sellers via my Activerain blog also paid off in spades. Right place at the right time, I think.
All of my systems are in place and refined by experience. My team still consists of top short sale agents with similar skills to my own. Short sale success is how I grew my team at a time when many agents quit the business altogether, and we still get regular updated training, because things change fast in the distressed real estate realm and we have to stay on top of it all.
So ...we do short sales and we will continue to market to and attract the short sellers that other agents have left behind, because in every market, there are and will be those who run into unexpected circumstances and need our expert help.
