Should you sell now, or wait? Things to consider

You want to move for whatever reason but you have no urgent situation so timing is up in the air.   Sell and move now or wait?   Will I get the most money out of my house now or could I wait and squeeze a little more out of this market recovery?

Well, attended a great meeting this morning at Cobb Galleria.   The Berkshire Hathaway HomeServices Georgia Properties annual kickoff meeting and recognitition of agent production for the previous year.   We had some great speakers and one of them really made something click with me.   And, the subject was timing.

Agents are often asked that question.  It's natural, you want to time it perfectly.  People want to do the "right" thing.   They don't want to leave money on the table.   I get that, especially having just sold my own home.    But one of the speakers gave some startling reminders of historical facts that lit a fire under me to get the word out!   It's time, right now!  Don't wait!  

Historically, in an election year, the stock market is wacky (yep, check that one off the list), consumers are unsure of what the future holds so they tend to sit on the fence to see who the new President will be, and oil prices effect the general economy which affects all of us.

Right now oil prices are low and going lower.   The OPEC nations can well afford to play hardball when faced with competition from the rising supply of gas and oil from the US fracking operations and increased natural gas reserves discovered/uncovered in recent years.      Yes, all of that is taking place right now!

We have had a slow and steady recovery, which is good, it's healthy and helps to keeps real estate pricing sustainable.   With the increases we have seen since 2010-2011 we could probably expect a steadily rising real estate market into 2017 at least.   But, these other factors come into play - how will they affect our real estate market this year and into 2017?

The concensus today was list it now and get it SOLD before September.     We know what we have now - low rates, rising prices, decent demand.   But, the closer we get to the election and the longer unstable oil/gas pricing affects the economy and the stock market, the closer we approach our next, dare I say it even. . .correction.  

I won't use the other c word - just never want to see one of those again.  2008 was bad enough for a lifetime!   Like you, I would like to retire and get well into my golden years with what little money we have left after the tech crash in 2000, the 9/11 crash, and the big one!

So, if you have plans, want to be closer to the grand kids, want that dream home, or want to buy your first home, it's time.    Maybe you are just ready for a change of scenery - that's what we did - we moved from one side of Atlanta to the other in December and we are LOVING it.  

Get off the fence, there may not be an overwhelming sign or reason for you to do it now, but there are MANY signs that indicate it probably isn't a good idea to wait!
