It is time for another Braemar Townhouse Report.  This one will detail sales from the last two months of 2015.  Of course, your immediate reaction might be that nothing happens in the last two months of the year with the holidays, but you would be wrong.

There were six Braemar townhouses that sold in November and December.  The low sold price was $230,000.  The high sold price was $310,000.  Average all six and you get the new average market value for Braemar townhouses of $275,500.  This new average market value is down 4.5% since last report, and down over 6.5% since last year.

If you placed your Braemar townhouse on the market, priced to current market conditions, you could expect it to be under contract in an average of about eight weeks.  You could also expect to pay an average of 2.5% of the sales price in closing cost assistance to the buyer.
