A Snapshot of when to list your home in Lake Ridge Virginia

This time of year many homeowners who are thinking of selling wonder when is the best time to list our home.

Well the answer to that all depends on your goals.

  • Where are going?
  • Are you planning on buying a new home or a resale home?
  • Do you need to coordinate the sale of your home with a particluar date?

What I can share with you is this. As a local real estate professional I base the information on historical data, current inventory levels, available new home inventory and last but not the least how long it is going to take to get your home market ready.

"Here are the market statistic's for Single Family Homes in the 22192 Zip Code area last year for homes priced $350,000 and up."

 7 Under Contract January 2015
14 Under Contract February 2015
15 Under Contract March 2015
17 Under Contract April 2015
10 Under Contract May 2015
1 Under Contract June 2015
2 Under Contract July 2015

This does not count the 17 Homeowners who withdrew from the market who were unsuccessful in selling, Those homes averaged a list price of $546,000 and above. 7 Homeowners listing expired. Again these are homes that failed to sell.

 

So if you are thinking of moving in 2016. The  2015 Stats above show you  your best

chance of finding a buyer for your home in the Spring Market of 2016 is between

February and April.

Remember Spring Break Week is when many relocating buyer plan their house hunting trips to the Washington DC Area to house hunt. Lake Ridge, Woodbridge, Montclair and Dumfries Virginia area very sought after area's that offer affordable house homes for those who commute to Fort Belvoir, Marine Base Quantico, The Pentagon and even the Navy Yard.

Spring Break Week for the Prince William County Virginia schools is the last week of March.

Joe Jackson is correct, list your home when it is best for you and your lifestyle. However keep in mind because we are so close to Washington DC, and the three military basis, our market is driven by those cycles. If you decide to sell in late June, July and August just know buyer traffic is lower ( much lower) in the summer months here. Always plan six months ahead. Better safe than sorry and paying for two homes.
