Zombie Properties Greater Rochester New York Area

A Zombie property in Rochester, New York area is one that has or will be foreclosed and sits empty for an extended periods of time.

The major problem besides upkeep is the loss of tax dollars and that one out of every twenty-one home mortgages across the state was in foreclosure in the third quarter of last year; ranking the state second highest in the nation. 

This mornings local paper had an article on these types of properties and the writer of the article was trying to get a list from local government using the Freedom of Information Act Which was denied. Reason being the town did not want an increase in vandalism of these properties. What was interesting is it was stated they could find the information in other ways through county records, drive by and what was real interesting was the use of on line sites such as the big Z and we know how accurate they are and the first two would require physical attributions of doing some work.

Within a half mile of where I live there are five properties that have been vacant for over five years. Others have been on the market for long periods of time mostly because of pricing and the auction sites turning down offers as they did not meet the reserve. You also can imagine the problem in the not so affluent areas.

Lastly the worst hit area will give out the information of these properties and they have mostly been stripped of copper and fallen into disrepair. 

As a Realtor  we have to get out and find information and if the paper wants it maybe so should they.

Raymond- I'd heard of Zombie properties but didn't know that much about them. It seems that there are many who can stand in line to take some of the blame. Banks who dragged their feet with loan modifications because they wanted the property; those who dragged their feet to list the property with an agent; those who wanted to hold out for more money, and the list goes on.  So many people are hurt.

Raymond, cannot imagine a home sitting vacant for five years.  Why hasn't the bank put it on the market?  Sure would change the scene for the neighborhood!

Raymond, a lot of us are in markets that have forgotten that there are still some distressed properties - here we are not seeing much in terms of forclosures or short sales.  Other than the zombies, are you experiencing the shortage of on the market inventory that most of the country seems to be facing?  And if so, can't the banks be talked into getting theirs onto the market?

It is easy to blame property owners and banks for "zombie homes," however the main issue that no one wants to talk about is CRIME.  When the crime rate goes up (as now NY no longer punishes crime aka bail reform) no one wants to live in certain areas nor do any renovations.  Properties are soon abandoned.      What do all these zombie home areas have in common?  Crime.  Why are there no zombie houses in other areas? Low crime rate.
