How Home Staging and Curb Appeal Can Get You More Money When Selling Your Home

Small details can make a big difference when your house is for sale. Potential buyers sometimes look at 4, 5, 6 or more houses in a day, so you need to make sure your home stands out in the best way possible. Home Staging and Curb Appeal are two aesthetic elements that, if done well, will leave the potential buyer walking away from your house wanting to buy it, even if that means submitting an offer over your listed price or even entering into a bidding war.

First Impressions: Many buyers will already start to make up their mind about a house before they even step foot inside. The first impression of the home from the outside can make or a break a sale. Don't let your house lose out on a potential buyer from the get-go!

Make sure your home has great curb appeal by: raking up any leaves, cleaning up any trash or clutter such as garbage cans, kids' toys, yard equipment. In addition, keep your front yard pristine by mowing the lawn, weeding, planting new flowers, etc.

Small touches like a bright coat of paint on the front door, hanging a front door wreath, replacing old address numbers on house and/or mailbox with new ones, updating your outdoor light fixture, painting outdoor shutters, etc., can go a long way in transforming a 'ho-hum' house exterior into looking 'high-end'.

Stage to Impress: Purge your home of outdated or worn out furniture (Dad's favorite tattered recliner that doesn't match anything else in the living room may serve a better purpose in a small storage unit while your home is on the market). Make sure each room has enough space and doesn't feel cluttered.  Don't be afraid to get rid of furniture - an empty space is better than a cramped space.

Clean your home up and down, in and out. Buyers may want to get up close and personal with your home's interior, and you don't want dirt and grime to turn them away. Have your carpets cleaned. Eliminate any smelly furniture. Scrub bathroom tiles. Clean as if the royal family is coming for a visit.

Walk through your home with the eyes of a potential buyer. Does the paint color seem too limiting? Remember - you want the color of the walls to make the buyer feel like they COULD make a home here; not, that it makes them feel uncomfortable and unsettled. Choose neutral, universally-appealing paint colors throughout your home. The less the buyer feels they have to change to make it their own, the more likely the buyer will have the opportunity to envision their lives in your home immediately and thus, fall  in love with your home on the spot!

Move personal items out of sight. Your memories should not be cluttering the head space of the potential buyers. When they walk through your home, they should be imagining their own potential memories in that space, not those of another family.
