This is a real estate market activity report for the Whispering Waters condominium complex located at 1000 East Cordova Street in Pasadena. This report reflects units currently on the market for sale, in escrow and sold so far in 2016 along with a recap of closed transactions for the previous six years. Statistical information in this report has been gathered from our local multiple listing service(mls) may not include all transactions in the complex.
Whispering Waters is an example of mid-century modern architecture designed by Lionel V Mayell in 1960. A city of Pasadena historic landmark, it consists of 30 single level expansive floor plans ranging in size from one bedroom/one bath up to three bedroom/two bath residences. The abundant windows and walls of glass offer pretty mountain views from many of the units. Balconies and patios often run the entire length of the unit. The exterior of the professionally managed complex has been recently painted.
Parking for the complex is subterranean and there are common area laundry facilities. There is a very cool glass elevator. I remember when there were multiple fountains along the front of the complex but today just one water feature remains.
Located just east of South Lake Avenue, the Pasadena location is close to numerous shopping and dining venues. Culture, entertainment and recreation are easily accessible too. The California Institute of Technology(Caltech) is just south of the complex. Transportation via multiple freeways or the Gold Line light rail station at Lake Avenue is convenient.
As is the case in many Pasadena condo complexes, turnover in the complex has been low in recent years.
There is currently a third floor end unit three bedroom/two bath floor plan with approximately 1507 square feet available for $568,000. A freestanding penthouse unit with approximately 1912 square feet is in escrow(last list price $789,000).
So far in 2016, there have been two mls-reported sales. A one bedroom floor plan with approximately 748 square feet closed for $350,000(list price $349,900) in February. In March, a two bedroom/two bath unit with around 1330 square feet sold for its list price of $428,0000.
There were two closed transactions reported in 2015. Both two bedrooms, the first with approximately 1330 square feet sold for $401,000(list price $439,000) in April and the other with just under 1200 square feet closed for $424,000(list $438,000) in June.
In 2014, there was just one closed sale recorded. It was a two bedroom as well(about 1330 square feet) which sold for $365,000(list price $379,000).
Full year 2013 reflected three sales: a one bedroom with about 998 square feet sold for $248,000 and a pair of two bedrooms sold for $343,000 and $349,000.
From 2010 to 2012, there was just one sale reported through our multiple listing service. A two bedroom unit, it sold in April 2011 for $307,000.
As with any numbers, a more detailed analysis regarding current sales activity will be necessary for a buyer considering the purchase of real estate or for a homeowner placing a property on the market for sale. Factors that can impact market value are updates(or lack thereof), location within the complex, emotional appeal and timing among others.
