As I work with clients, they often tell me their "farming" marketing isn't working. They want to try something else. I have to convince them that it takes time to establish yourself as the local market expert. A mailing or two is not going to do it. In order to be taken seriously, you must consistently provide valuable information over an extended period of time.
If you don't think your marketing is working, I don't discourage trying something else... but it should be in addition to what you've been doing. Don't replace what you're doing. Never give up on a marketing strategy or farm area for at least a year. It takes even longer to truly become the "undisputed" local expert.
Due to budget limits, many agents continue to look for the "magic bullet". I've said it before and I'll say it again... there IS a magic bullet. It is patience and consistency with marketing, as well as immediate follow-up on all leads.
All that being said, it's important to carefully select a farm area you want to stick with long enough to see results.

Good morning, Carol Williams Amen, Sista.... I actually love hearing agents in other offices say direct mail marketing doesn't work...they tried it for 4 or 5 months....well, I've been at it for 38 years and the business flows steadily....and it has been for decades....

Carol I had to smile after reading your post. I immediately went to a mentor I had years ago. I told him I was so 'bored' with doing the same things over over and over. He said - how are your results? Really good I told him. Well then why in heavens name would you want to stop doing something that is working well? Duh!!!!

No magic bullets, Carol. Or silver bullets for that matter. When I trained agents I always found many gave up too quickly because they didn't see instantaneous results.
In this business one and done does not work. Persistence and consistency is the key to success
Great advice Carol. We've farmed in the past but never consistently. Our farm area was too big to manage. We're starting over again (in the next month or 2) with a manageable area and plans for the next 12-18 months so that it will be easy to work!
