I just ran some stats for Sun City Vistoso. Although one or two months does not always give a true picture it looks like maybe, just maybe things are starting to move upward.

Sun City Vistoso in Oro Valley, Arizona just outside of Tucson has a total of 2488 homes with an approximate turnover of 5% a year.
Inventory is certainly down by 10% and the average cost per sqaure foot is up. There is no doubt smart buyers are out there at least in Sun City.
