Are Re-Inspections important? You betcha!!

You have put a contract on your dream home and have had a Home Inspection done and discover some problems that are in dire need of repair. The seller agrees to have them fixed, and gets back to you they have been done. Great, are you sure? Did they do them correctly or just apply a little lipstick to get by?

In the pics, it shows the damaged stucco on the parapet walls. Stucco cracked and deteriorated to the point of rotting the OSB sheathing under it. And then the after pic of the repair. Is this done correctly?

Did they remove the stucco and replace rotted wood and re-stucco?

You can plainly see the rotted wood in the before pic! Nope... they had a roofer extend the roofing material up over the damaged stucco in an effort to cover it up!

This is not a repair, it is a patch, and will not last long! It looked nice, but come back after a couple years! They used rolled roofing and roofing goop that extended all the way over the parapet wall, you can see it from the ground. it's a cover-up!

If you're buying your dream home, get it inspected, and if repairs are done, get it re-inspected!!

If your initials are HRC nobody cares if you cover it up.  What are the initials of those sellers?

Parapet walls are the worst for damage waiting to happen.  That repair job is pathetic!  That looks like a patch of a repair of a repaired patch.

We have a pair of pets in our house - a dog and a guinea pig.  They are quite a pair when together.  And damage waiting to happen...

Jay - Not HRC...lol! Yep, lots of parapet damage here. This one was a surprise! The rest of the house was pretty good, but soon as I got to the top of my ladder... yowsa! Sorry about your pets

Fred this is why we ask for licensed contractors to make repairs for roofs, AC's etc.  And yes a re-inspection is a good idea!

You have to ask for repairs the proper way or you won't get them.

Gene - I think you must be specific and use reliable licensed contractors for items like this example.
