A cheap inspection may not be so cheap, experience matters

  I have had a slow week, and figured that some of the many new low-balling inspectors are taking some of the market share. Turns out I was probably right. I had an listing agent call me earlier in the week because the deal fell through for her sellers, due to an inaccurate inspection report. I had inspected the home that the sellers were going to purchase weeks earlier, and they wanted my advise on how to fix the problems that were called out. The report said that there was elevated moisture and the inspector thought there was a crack in the foundation and it needed to be evaluated by a structural engineer. The moisture level was the the same throughout the basement and no evidence of cracks. Turns out there was no condition to be repaired. The other inspector did not know how to properly use a moisture meter. This cost the sellers the deal!

  Plus , the home they are buying is now delayed. They were also stressed out about the thousands of dollars it was going to cost to fix the issues so they could sell the home.

  Later in the week another listing agent called looking for a "licensed Mold Inspector" due to a condition called out by an inspector that has been in the business 2 weeks.  I am IAC2, EMS and INACHI mold inspection certified. It turned out to be a dry stain from a leak that had been repaired 2 years ago. I looked at a copy of the report ,and he never even inspected the attic to verify his claim.

  I realize that everybody has to start somewhere, but I would highly recommend using an experienced inspector, as you would an experienced Realtor. It may cost a few bucks more, but is usually worth it many time over. The real estate market is hot, so everybody is out to get a piece. I have come across many Realtors who's spouses have decided to jump in as well and be inspectors or sales agents over night.

  Bottom line, when making one of the biggest purchases in life, hiring experienced professionals is money well spent and will be of great value in the long run as well.

It would be easier for people to call me first instead of having me come back later to put out the fires, I would think.

In my region it's a seller's market. Multiple offers, not accepting 'subject to' offers. As a result less home inspections are being done. I've heard inspections are down as much as 70%. In a competitive market inspection fees do get cut. We have to manage expectations and educate our clients as to what they should expect from a professional. I use every client inquiry to demonstrate my qualifications, experience and distinguish myself from the crowd. I don't mind spending time on the phone call discussing their concerns about the property. In the end if they go for low price instead, no worries. Good karma follows.

Hi Eugene, I am in a hot sellers market as well. Even a few of the experieced inspectors in the area are offering $100 off their regular fee's to get work. I seem to be down 10% from last year, which is not bad. Most of my work is from previous clients from the thousands of inspections I've done over the years. The two situations that I mentioned in the blog were done same day as the call and for no fee.
