Rumor has it that you could hear the city singing "Go Cubs Go" for a mile outside of Wrigley Field last night after they won their first World Series game at Wrigley Field in history! So much history is being made in this World Series that many people who live in and near Wrigleyville have been a little preoccupied. Quite possibly, as a result, there hasn't been a lot of real estate activity since our last report (most of Lakeview East is within 1mi of Wrigley).
Most of the condo sales were in the $400-500k range where the average market time is at 40 days. That price range is still very much in a seller's market. However, sales are taking much longer in the higher price ranges and some of them are more in a buyer's market. If you are thinking about buying or selling your condo it will be important to familiarize yourself with recent comparable sales first, so you will have a good idea of what kind of market you will be facing. The median sales price for condos was $246,500.

Housing Type: Townhome
It's been 33 days since the active townhome was listed. The one that is under contract and the recent sale both took over 4 months to sell, but they are in a much higher price range. As we saw with the condos, a big difference in price can lead to a big difference in market time. No matter how long it takes the one active property to sell it is clear that this neighborhood could use some more townhome listings. In our last report there were a lot of quick sales among townhomes, so there is a very good chance that there are still buyers out there. The home that sold did so for $790,000.

Housing Type: Single Family
There has just been a little bit of activity. A very quick sale in the $600-700k range and a new listing in the $500-600k range. Two homes from our last report have gone under contract. They have an average market time of 165 days. The homes that are available have an average market time of 160 days. With such little activity it is hard to expect how long a listing might take to sell. Sellers will have to do their best to make their homes look like they came out of a magazine, but priced to sell. The home that sold did so for $625,000.
