With the election over and a new administration, there's a new contingency coming to town!

"This offer is contingent until   whenever   upon purchaser being confirmed for Dream Job in the new president's cabinet ."

While there will be many job openings for appointees from cabinet level to Assistant Secretaries to Deputy Assistant Secretaries, most are typically filled by people already living in Washington.  But some will be moving here from other cities, and a few will probably even be buying the home they will be living in. 

Some start looking for houses right after their nomination is officially announced.  But.  Yes.

But.  Yes. There is a but.  

They will need Senate confirmation -  a rather unpleasant procedure that will hold them accountable for every spitball they threw in grade school, classes they failed in college , and bunches of long-forgotten indiscretions.

And sometimes the Senators say "Yes."  Other times they say "Not so fast!"  And sometimes the appointees step away, feeling going through the process is not worth a job that pays a fraction of what they are making on Wall Street or K Street.

If you are selling your Washington home and receive an offer with this contingency, it might work.  It might not work.  It's a risk. And it's a risk you shouldn't take without professional advice.

I had an uncle that was a  builder in DC.  He would often state that after each election with a new group winning office there would be at least 5,000 new people coming into the area and those that were there would seldom leave

Ed, they may come to town, but most are kids who rent rooms in group houses.  And a lot of the serious jobs?  The people who take them are often taking huge pay cuts to work for the government.  And a lot of them head for the less expensive suburbs.

Jeff, there are actually relatively few sales after an administration change, at least at the beginning.  The rental market gets more of a boost, but there will be some sales.
