Braemar Reflection Quarterly: October-December 2016

It has been a few days since I posted a Braemar property value report, but I promise I haven't forgotten about you.  My real estate journeys over the last few days have taken me to mountain top homes with severe slopes, covered in snow.  Makes you appreciate life here in Braemar.  Paved roads with traffic lights, stop signs and enough width to have two cars pass each other.  

Annan Model in BraemarThis Braemar property report is the Braemar Reflection Quarterly.  For those who may not be familiar with this style of home, Reflections Series homes are located off of Tarvie Circle and are the semi-detached single family homes, attached at the garage only.  There were two floor plans offered by Brookfield Homes:  Annan and Bromley.  

There was only one Reflection Series home that sold in the fourth quarter of 2016 and I sold it.  It was an Annan model with a brand new kitchen appliance suite and hardwood floors on the main level.  It also had an unfinished basement, four bedrooms and two and a half bathrooms.  It listed originally for $425,000, but was lowered to $414,900.  It sold for $404,000, which having been monitoring the values of these homes for a solid year now, was actually quite a nice pull for the sellers.  With only 44 total Reflection Series homes in Braemar, it isn't surprising that activity is limited when it comes to sales.  So I have no comparison for the third quarter of 2016 or the fourth quarter of 2015.

Despite having quarters where there is no activity, I will continue to report back at regular intervals.  I find that more useful because you know when to expect to hear from me.  That means the next Braemar Reflection Quarterly will be out in April and will focus on the first quarter of 2017.  Until then, when you are ready to sell your Braemar home, give me a call for a free market analysis.  Since 2005, No One Knows Braemar Better!

Patricia Kennedy --I just posted a little more about the larger issue of the frozen toilet house.  Perhaps that would be more of a bedtime story for you, though a market report is more likely to zonk you out.

I've always liked your reports on teh Braemar Reflection Series because it's a great name for a home plan, LOL. And like you said, there aren't very many of these built, and inventory is low right now. Hopping over to see what happened on your blog about the mountain trip. I hate those 1 1/2 cow roads myself.
