Buyers Ask: Won't We Get A Better Price If We Use The Listing Agent?

 

We have been asked this question many times. Not all consumers actually understand how this business works and are confused about using a Realtor.

 

The answer is NO.

 

Any licensed Long Island Realtor can show a buyer property, so why not use a Realtor who works for you (the buyer) and not the seller?  The listing agent was hired by the seller to get them the highest price possible, so the Listing Agent is NOT  working for you the buyer.

 

If you see a for sale sign on a house you like, your Buyer Representative can show you the property too, not just the listing agent. Keep in mind,  the commission fee comes out of the proceeds of the sale so you are not paying any more for a Realtor who works for you the buyer. Since the listing agent was hired by the seller, whom do you think the Agent is working for? You the buyer...or the seller who hired them?

I think we can do both in a fair and equitable manner.  Keeping all things confidential on both sides and keeping our fiduciary responsibilities in tact.  I have done it many times... There is an area on our form that both parties sign to acknowledge they have the same agent..  I guess it all depends on how professional the agent is.

Yes, this is so true.  I recently saw a sale where the buyer overpaid significantly for a home but thought they had a great deal because there was a $1,000 reduction in the commission from the listing/selling agent.

So simple, NO, NO, and NO! Not only do you not get a better price, you get less than stellar representation. As I always tell buyers, "the seller has representation, so why shouldn't you?"

How many times do we hear this question?? I think because so many want to  buy direct from a warehouse and skirt a store carrying items they think real estate works like that! Great advice!

I agree with Gloria Valvasori .  We were always mindful of the situation and it was always disclosed.  Our clients were savvy businessman and women, attorneys and developers.  So many of these clients wanted to deal with us exclusively, they were not interested in representation.  When we did work with other agents, they had the same mindset, get the deal done.  A
