No, We Don't Think You Should Write an Offer on This House...

  The phone rang with the call every Realtor loves getting..."Could you come over we want to write an offer on phonethe house we saw this afternoon."  We had their pre approval and buyer agency agreement. The house had just the right number of bedrooms and baths....and on to the "Home Work."   We knew the subdivision very well...and had shown this same house the last time it was on the market a few years ago....not one thing had changed.   That would include the windows that leaked and the updates that were not done then and had not been done now. 

     We pulled the listings and printed every picture of those sold in this popular area. Updates everywhere...finished New Kitchenlower levels...shiny new kitchens and spa bathrooms...and for far less money than this home that had none of these things.

      Just like the agent who lists a house at the price direction of the Sellers...there would be agents who would write an offer for this one close to the Selling price....but we could not advise that course of action.

    We showed the couple all the features...and the recently sold prices of the other homes....nothing comparable....and they were disappointed.  Could they offer less ?  Sure they could...it was brand new listing on the market and likely would be met with a counter offer.

   House on money    NEXT !  Time is better spent looking at houses priced to sell than priced to sit.  We will call other people we know n that area and see if they know a neighbor who may be considering selling.  We will continue to "scout" the delayed listings and be sure we can get an early showing appointment. 

       There are things more important than selling a house...it is the happily ever after for the people we hHappily ever afterave the honor of serving.

Sally, we are in a market that if the house is updated and priced reasonably well it is flying off the shelves...buyers make a decision in a heartbeat or they lose out.

Sally and David your Buyers are very lucky that you are looking out for them.  There are Realtors out there that would have taken the quick sale instead of doing what is best for their Buyer.
