Does an Hour Matter When You're a Charlotte Homebuyer?
Whether you are in Charlotte or in the Cedar Rapids/Iowa City Corridor, it IS a seller's market. And it is tough for buyers out there in certain neighborhoods and price points. Decisions need to be made quickly or other buyers will beat you to it!
This happened to my buyers yesterday. The house had come onto the market on Monday afternoon. We scheduled it for the next day, which was the first that they could both be there. An hour before our scheduled showing time, the agent called me to let me know that the seller had accepted an offer. I was able to let my buyers know and we did decide to see it anyway. We are now on the "call list" of the listing agent should anything with the first buyer falls through.
In our case, we did not get an opportunity to compete. But I know that my buyers have learned to make their home search a priority! This is the second one that we have lost after just one day on the market and they waited until day two to try to see it. You cannot wait for the photos! It will be gone!

In an incredibly hot market, you're darned skippy it does!
Hiring the right Realtor® is key in any market but, in this market, you simply must be with a quality, experienced Charlotte Realtor®. In our current market, it is critical to have someone working with you that you KNOW is going to work for YOU...and I mean WORK, oftentimes at a moment's notice!
The story behind this post
Last week, I received a call from a buyer who shared with me that she and her husband had been looking at homes with an agent but, that agent seemed a bit 'stuffy' to them and was simply not available to show them homes on 'our time.' "I know when I see something in the areas that I'm interested in, that suits my taste, it's going to suit a lot of others' tastes too. I know that we need to see it that day but, she can never accommodate me on "my time."
Of course, I confirmed that she didn't have a buyer agency agreement with that agent - or any agent. She said they hadn't signed anything at all - and then agreed to give me 'a chance' to work with she and her husband. She wanted to see a house that she thought might be the one, later that afternoon. So, I booked the appointment, we met at the office, reviewed our Agency practice here in NC and headed to the property for our tour.
That first home wasn't the one but, they had learned that I would be there for them on 'their time' and promised to phone me when they saw another one that fit their specifications. Instead, I found one a few days later that, having heard their objections in the first home we saw together, seemed to fit the bill. They hadn't seen it yet but, asked when we could see it. I again, got us in on their time, which had to wait until the end of the day.
I was notified by the listing agent later that afternoon, that all Offers (highest and best) must be in by 5:00PM (just prior) to our scheduled showing. So, we scrambled, rearranged everyone's calendars (including the sellers' schedule) and arrived by 4PM to see the house.
They loved it and having previous knowledge of other Offers being on the table, I went prepared, with an Offer and all Buyer Agency documents, just in case this was the one for these buyers. We strategized, put together a very clean Offer and at 4:45, I phoned the agent to let her know that my buyers' Offer was headed to her, I hit send and we prepared for the wait!
Now, I'm not going to tell you how we put together that Offer but, we did WIN! It was a huge win, as there were several other Offers already on the table and going in LAST and with only an hour to tour, strategize and get the Offer in...suffice it to say, it was a whirlwind but, we got it done!
The moral of the story...
In the end, that ONE HOUR made the difference in my clients getting their dream home - one that they are SO excited about calling it their home soon.
If you're thinking of buying a home in the Charlotte Metro region during this market, the moral to this story is to BE PREPARED! You may only have an hour to put your best foot forward and that includes getting your pre-approval letter to your agent BEFORE going to tour homes!
I suppose there are actually two morals to this story - be sure you're working with an agent who is there for you and will work for YOU! BE REPRESENTED!
