Corpus Christi Texas Housing Market Report March 2017
The numbers are finally in from the Corpus Christi Association of Realtors and the Texas Association of Realtors for the Housing Report for March 2017. Although my first quarter was the best in five years, according to this report some of the numbers are up, and some are down.
The average days on the market is 80
and 37 days to close
with that being 117 total days on the market.
This is unchanged from March 2016.
Closed sales are down 3.6%
with 297 closed in March 2017.
There are currently 5.7 months of inventory
compared to 4.8 in March 2016.
Active listings are up 17% over the same time last year
meaning there is more inventory for buyers to be able to choose from.
This is good for Realtors with more variety of homes to show
potential buyers looking to purchase a home in Corpus Christi, TX.
The medium home price is also down 2.8% to $175,000,
which is also good for buyers,
but keep in mind with the election year,
inventory had been sitting on the market for a while.
New listings just started coming out and
with what I was seeing in the first quarter,
lots of buyers were ready to make a move.
I believe interest rates effected their decision,
with the possibility of rates rising,
more buyers wanted to get into a home prior to that possibly happening.
The price distribution as of March 2017 is as follows:
$0.00 - $99,999 - 16.9%
$100,000 - $199,999 - 44.4%
$200,000 - $299,999 - 26.3%
$300,000 - $399,999 - 10.2%
$400,000 - $499,999 - 1.5%
$500,000 - $749,999 - 0.4%
$750,000 - $999,999 - 0.4%
$1,000,000+ 0.0%
