Yes, that's right ~ our listing in Stony Brook Long Island is now Under Contract because we answered our phone!
As a husband and wife team on Long Island’s North Shore, we try going on showings together whenever possible. One reason is that we both can see the reactions from our buyer clients to what we are showing them, and the other is that one of us is always available to answer our phones.
We were out and about in Suffolk County Long Island showing clients some homes when Larry's cell phone rang. It was another Realtor asking about a listing of ours she had shown that we had just listed a few days earlier in Stony Brook.
The first question this agent asked was "what is the status of your Stony Brook listing? I showed it on Tuesday and it was between your listing and another that my buyers are interested in".
The answer was yes, it is available.
The second question was "Where can I fax over an offer? My buyer is from out-of-town and needs to make a decision today, and I can't get in touch with the other Realtor for the other house they are interested in. Looks like I will have an offer for you shortly".
It turns out that the other Realtor was left phone messages and text but did not return her calls. These buyers were ready, willing and able to make the offer NOW, and needed to make an immediate decision.
So, we are now Under Contract on our Stony Brook listing, and the other house the buyers were interested in is still on the market. We benefited from the other Realtor not answering his phone.
Moral of this story is...If you want to stay in business, answer your phone!
