North Branch, Minnesota has an extreme hot market.

Great homes sell in hours and not days.

If you plan on winning a multiple offer you need to be ready.

I had new clients ask for the name of an inspector.

When they showed up at the listing to see the home, the inspector was in tow.

The clients were only interested in the major issues and not bad plug ins and such.

We spent 45 minutes and got a clean bill of health.

We made the offer and although 15% over list and no contingencies, we still lost out.

BUT, these clients plan on having the inspector with at every home they are looking at so they can feel comfortable in their agreement and it can be clean as possible.

It is hard to arrange inspectors in our market as they are so busy, just had a client the first appointment from a long list of inspectors was 9 days out. If you have to wait that long for the inspector to join you on an appointment the house will be sold.

In our market it takes a serious buyer to get any homes they want.  If your client offered 15% above list price and still missed out, it sounds like you are experiencing low inventory and a strong seller's market as well.

William, have not had an inspector come with us on a showing, but there usually are several other buyers in the home at the same time.  Think it would be too congested.
