Will your home be able to answer your buyer’s questions?
Buyers are looking for answers when they are looking for a home. They will need to know the list price, the location, school district, etc.
They will have questions involving their mortgage and home inspections.
And, if they’re smart, they will have hired a professional local buyer’s agent who can help guide them through the buying process and answer these questions.
However, there are more questions your buyer will have that only your home can answer.
There will be questions such as…
? Will our bed fit in the Master bedroom?
You may know that your bed is a queen or king-sized bed but your buyer may not be able to tell. Make sure that you remove all of the unnecessary items that don’t belong in the room, such as a treadmill or office desk.
Make the bed the focal point and in fact...make the bed! Use fresh bedding and create a retreat.
? Is there enough space in the family room for our family?
In addition to the kitchen, this is where a family gathers! Once again, edit what you have. If you have oversized overstuffed furniture that is eating up the square footage of the space, consider removing some of the pieces, or if it is in your budget, rent more size -appropriate pieces.
? Are you sure that’s a two-car garage?
You know that your garage was designed for two cars but your buyers will only know what they see. You’ll be moving soon anyway, so now is the time to throw away, box up, or give away everything that is preventing your buyer from seeing that two cars will fit!
? What are all of the repairs going to cost us?
On my staging consultations, I advise my clients that buyers will be walking around the home with a virtual calculator in their heads. They will be adding up the cost of a new roof, or replacing your worn flooring.
Whatever the real costs will be, trust me, your buyer will probably double that figure.
? Where will we put everything?
Buyers need to see where their treasures will fit or if they can fit in your home. Closets, cabinets, and drawers will be opened!
Again, now is the time to go ahead and pack up what you will not need in the immediate future and donate or toss the rest.
These are just a few of the questions that your buyers will ask of your home.
Now your job will be to make sure that they’re answered!
