I'm about to close a deal with a FSBO, I represent the buyer. The seller kept saying "this isn't my first rodeo" but all evidence to the contrary. She called or texted dozens of questions. Even though she's selling off her investments, this is her 3rd property this year, she still had LOTS of questions. 

Agents do this every day, we can make mistakes but I don't see doing this as a home owner doing this process solo.

Spot on! Most seller find out the hard way that not using a professional will cost you big time either with less cash in hand or  in attorney's fees when they get sued. They don't know what they don't know and that's why they get into trouble. By the time that happens and they reach out to a professional Realtor, all we can do is refer they to an attorney.  Great post and so true.

One of my agents has a flip home for sale.  He and his wife are both licensed, hers is inactive his with my firm... he hired me to list it.  I can be objective where he is emotional about it.

I recently went on a Listing appointment and they thought they would just go it alone and let an attorney handle the closing.

They allowed me to finish my presentation. After going over the steps of a sale and the paperwork and deadlines and consequences of not making deadlines, they decided they would like my services after all.

They could not imagine being able to get it all right on their own.

Great post!  These are all good reasons to hire a real estate professional.  We have the experience, knowledge and expertise in selling real estate.  After all, we have sold many more homes and properties than the FSBO.  . . . and most likely were able to get the best price.

Yes it is, Jeff Dowler and the liability and the safety concerns with showings would be my two top fears for FSBO sellers.

I completely agree, Dena Stevens and funny that you use that phrase, "This isn't my first rodeo" because that's exactly what one of the sellers keeps telling me! And, the same exact thing - tons of questions and idiot moves makes you realize that they would have garnered far more money and far LESS liability had they hired a professional. I just don't get that mentality!

That's what I do with my own sales too, Tammy Lankford, have someone else list but, I do co-list for the marketing but, they handle everything for me! It is emotional no matter how much we preach that to our own sellers - we're the same way! One doesn't make sound financial decisions when they are emotional!

Hi Brigita McKelvie, Associate Broker - great point!  You know, I've asked how many homes a seller has sold in the past year; then I tell them how many I've sold and the smart sellers get it! The others remain stubborn and try the FSBO route!

Debe, People do not know what they do not know.  It costs them money ... in many cases ... a lot of money!  It seems they step over dollars to pick up a dime.
