In June 2017 there were 266 homes sold in Oceanside’s 4 zip codes (92054, 92056, 92057, 92058), up 7% from May. Here’s the breakdown of overall activity.
TOTAL HOMES SOLD
266 (up 7%), 20 Days on Market, Ave. Sales Price $520,211 (up 2%), Ave. sale 99% of asking price
Detached Homes Sold
152 (down 6%), 16 Days on Market, Ave. Sales Price $566,328 (down 3%), Ave. sale 99% of asking price
Attached Homes Sold,
114 (up 30%), 26 Days on Market, Ave. Sales Price $458,722 (up 19%), Ave. sale 98% of asking price
Sales volume increased markedly in June overall, but with a decline in detach home sales but a significant jump in attached sales. We saw a decrease in days on market for detached homes but a slight increase for attached homes. 16% of the June home sales were cash transactions, compared to 20% last month. Average sale prices decreased modestly for detached homes but increased for attached homes.
Buyers, on average, negotiated 1 - 2% off asking price, however, 50% of the homes sold for list price or better. The MEDIAN sales price of detached homes was $552,500 (no change), and $361,000 (up 5%) for attached/condos.
There were 24 homes with a CONTINGENT status (typically these are properties waiting for approval by short sale or REO lenders), 6% of the total inventory, just 1 more than last month (up 4%). These homes are considered active and are included in the statistics below. Some homes with this status may still allow showings or back-up offers. Homes in contingent status can sometimes remain on the market for a number of months awaiting lender approval.
At the end of June 2017 there were 384 Oceanside homes for sale, a 9% increase from May, the 6th consecutive increase, which is good news for buyers. This represents an inventory of 1.9 months for detached homes (up from 1.5 months last month) and 1.9 months for attached homes (down from 2.2 months last month) based on the current rate of sales over the last 6 months – the Oceanside market remains quite competitive and remains a very strong seller’s market.
In June 314 Oceanside homes came on the market, 13% fewer than last month. The number of Oceanside homes going pending also decreased, by 14%, to 225 pendings (excluding homes that actually sold in June).
