Level of competition is heating up among millennial's and baby boomers for smaller,more economical homes, but builders have actually been slow to satisfy demand. I think builders need to offer more ranch style (single level) homes.  I always find it challenging when working with buyers who want one level living.

One level with bathrooms for each bedroom and lots of storage.  I see the larger homes staying on the market longer than they used to.

Follow the money.  That's where builders will be.  Land is so expensive, developers and builders will do whatever maximizes their profit margin.
